What does a home inspector look at?

An inspector will look at all things a seller or buyer cannot see on the surface. Things like the home’s structure, foundation, electrical, plumbing, attic, drainage, garage, and more. You will get a detailed report at the end of the inspection of what needs to be fixed, repaired, or maintained.

Do I need a home inspection?

A quick answer is no, but with a caveat. You’re not legally required to have a home inspection, but money lenders (the bank) usually require it in order to get approved for the loan.

Who to call for a home inspection

You may call a licensed home inspector or general contractor to look at the home.

Cost for a home inspection

A home inspection is rather affordable and tends to be around $315 for a complete overview.

If it’s smaller (1,000 sq ft.), it could be as little as $200, or if larger (2,000 sq ft.), it could be as much as $400.

Home inspections are not pass/fail

There are no things that will “fail” your home if it does not meet specific requirements. You will, however, receive a report of all the things that need to be repaired on the home, or will need to be repaired in the near future — giving you an idea of the cost the new home will require.
